Location

The subject premises comprises a new retail warehouse development proposal in Stamford which will be built adjoining the existing Morrisons food store.

Situated in western Lincolnshire the town is located 14 miles north west of Peterborough with excellent communications to surround towns via the A1. The “District” population is 125,000 and within 10 km and 20 km of the Centre the catchment population is 35,000 and 254,000 respectively.

Uffington Road (A16) is to the east of Stamford town centre and the proposed development is prominently located close to the Ryhall Road/Priory Road junctions. The Morrisons food store provides the main focus for this retail scheme and is located in close proximity to the Stamford and Markham Retail Parks both on Ryhall Road to the north accommodating Homebase, Halfords, Carpet Right and Currys amongst others.

Description

The proposed scheme offers a range of flexibility in unit sizes for retailers from 502 sq m (5,400 sq ft) upwards to accommodate specific retailer requirements.

The scheme will have a customer access from Uffington Road with a new estate link road for delivery vehicles and access to extended car parking for an additional 245 vehicles with linkage into the Morrisons car park.

Planning

The consent provides for both bulky and non-bulky retail use.

VAT

All figures quoted are exclusive of Value Added Tax which will be charged at the prevailing rate.
