Location

The site is situated on Morton Park, which is located 1.8 miles to the east of Darlington town centre. The Estate benefits from excellent transport links being accessed directly off Yarm Road (A67) which is linked to the A66 providing direct access to the A19 to the east and the A1(M) to the west.

Darlington Station and Durham Tees Valley Airport are both within a 10 minute drive.

Description

The site is relatively flat in nature and extends to approximately 0.7 hectare (1.77 acres).

Planning

Notwithstanding the allocation in the Local Plan for Employment Uses, the planning history of the site indicates that uses outside Classes B1, B2 and B8, are considered acceptable. Interested parties are however advised to contact the Local Planning Authority to discuss their proposed uses (Darlington Borough Council on 01325 388644).

The site currently benefits from full planning permission for a car showroom, expiring September 2009, and outline consent for the erection of a 100 place Children’s Nursery and 92 bed Residential Care Home. All matters are reserved for approval by September 2011.
