Location

The site is prominently positioned on the seafront, fronting the A589 Marine Road West, less than half a mile to the south west of the town centre.

Morecambe train station is situated approximately a quarter of a mile to the north east with direct services to Lancaster, Skipton and Leeds. The M6 (Junction 34) is approximately 5 miles to the east.

Description

The site forms part of a larger plot, previously known as the Frontierland amusement park. The site is predominately level and clear, extending to approximately 2.4 hectares (5.9 acres). Plots are available from 1 acre.

Adjacent the site, to the north/east is a Morrisons food store with retail units, comprising a JJB Sports (Retail and Leisure Club), Homebase and Next fronting the Morrisons car park. Residential housing fronts the southern perimeter of the site.

Given the location and prominence of the site, we consider it is likely to be of strong interest, at least in part, to hotel, pub and restaurant operators.

Access is available from Marine Road West (A589) which runs along the entire western perimeter of the site.

A former gyro tower known as the ‘Polo Tower’ remains on the site. The tower is not listed, however there is a telecommunications mast on top and an Agreement exists with Orange expiring March 2013. The Vendor is currently in negotiations with Orange to secure vacant possession.

Planning

Until recently, the site benefitted from an outline planning consent (05/009/28/OUT) for a mixed-use scheme comprising hotel, leisure, retail and residential development.

A copy of the expired outline planning consent can be provided upon request.

All figures quoted are exclusive of Value Added Tax, which will be charged at the prevailing rate.
